IMF Projects Lebanon’s Economic Growth To Reach 2.5% In The Year 2013


The IMF’s Regional Economic Outlook report projects Lebanon’s real economic growth to reach 2.0% in 2012 and 2.5% in 2013, trailing far behind the 7.0% growth rate achieved in the year 2010. The report also expects Lebanon’s inflation to end the year 2012 higher at 6.5% before slowing to 5.7% in 2013, comparing to a much lower 5.0% in 2011. Finally, the report highlighted that Lebanon may face some challenges in the upcoming period, citing the fiscal deficit burden which is expected to stand at 15.6% of GDP in the year 2013, bearing in mind that the country’s debt stock remains above the 100% of GDP threshold.

إرتقب صندوق النقد الدولي في تقريره حول آفاق الإقتصاد الإقليمي للشرق الأوسط وآسيا الوسطى أن تصل نسبة نموّ الإقتصاد الّلبناني إلى 2.0% في العام 2012و2.5% في العام 2013 بالمقارنة مع 1.5% في العام 2011، فيما توقّع أن يرتفع معدل التضخّم إلى 6.5% في العام 2012 من 5.0% في العام 2011. ولفت التقرير إلى أنّ لبنان قد يواجه بعض التحدّيات في الفترة المقبلة، منها إرتفاع نسبة العجز المالي إلى حوالي 15.6% من الناتج المحلّي الإجمالي في العام 2013، علماً بأنّ مستوى الدين في البلاد لا يزال يتخطّى عتبة ال100% من الناتج المحلي الإجمالي.

IIF Maintained Lebanon’s Economic Growth At 1.2% In The Year 2012


The IIF maintained in its “Global Economic Monitor” report Lebanon’s consensus growth estimate for the year 2012 unchanged at 1.2% and projected growth to advance to 3.7% in the year 2013. The IIF also estimated Lebanon’s inflation rate at 4.3% in the year 2011 while expecting it to end the year 2012 higher at 10.6% before slowing to 3.4% in the year 2013. Furthermore, the report foresees Lebanon’s current account deficit to widen from $10 billion in the year 2011 to $11 billion in each of 2012 and 2013.

أبقى معهد التمويل الدولي في تقريره الدوري تحت عنوان "Global Economic Monitor" توقّعاته للنموّ الإقتصادي في لبنان مستقرّة على 1.2% للعام 2012، كما إرتقب أن ترتفع نسبة نموّ الناتج المحلّي إلى 3.7% في العام 2013. وقد ذكر التقرير أيضاً أنّ مستوى تضخّم الأسعار في لبنان قد وصل إلى 4.3% في العام 2011 مع توقّعات أن ترتفع معدّلات التضخم إلى 10.6% خلال العام 2012 قبل أن تعود وتنخفض إلى 3.4% خلال العام2013. من جهةٍ ثانية، يتوقّع  معهد التمويل الدولي أن يرتفع العجز في حساب الميزان الجاري من 10 مليار د.أ. خلال العام 2011 إلى 11 مليار د.أ. في كلٍّ من العامين 2012 و2013.

16% of Lebanese consider their current financial standing to be more appealing than that of last year


Notwithstanding the hostilities in Syria which ravaged the Syrian economy since early 2011 and the heightening uncertainties and risks surrounding Syria’s operating environment, Syrian affiliates of Lebanese banks recorded a sharp 55.11% y-o-y rise in net profits to around SYP 1.90 billion ($29.78 million) in the first half of 2012. On the other hand, when applying end of reporting period prevailing SYP/USD exchange rate for foreign currency translation, Lebanese banks’ Syrian subsidiaries would have casted a mere 15.62% annual increase in net profits. On the balance sheet front, the consolidated assets of Lebanese Banks’ Syrian affiliates reached SYP 333.54 billion (around $5.24 billion) during the first half of 2012, up from SYP 324.30 billion (around $5.10 billion) in the first half of 2011.

 على الرغم من تفاقم الإضطرابات الأمنيّة والسياسية في الجمهوريّة العربيّة السوريّة، والتي ساهمت   بتراجع الإقتصاد السوري منذ أوائل العام 2011، نجحت المصارف السوريّة ذات مساهمات من صارف لبنانيّة بتحقيق زيادة في أرباحها الصافية المجمّعة بنسبة 55.11% على صعيد سنوي إلى 1.90 مليار ليرة سوريّة (29.78 مليون د.أ.) مع نهاية النصف الأوّل من العام 2012. في المقابل، وإذا تمّ تحويل البيانات الماليّة إلى الدولار الأميركي على أساس سعر الصرف المعتمد في نهاية الفترة الماليّة المعنيّة والذي يعكس تدهور سعر الصرف في ظلّ الإضطرابات القائمة، تكون المصارف المذكورة قد حقّقت إرتفاعاً في الأرباح الصافية بنسبة 15.62% على صعيد سنوي خلال النصف الأوّل من العام 2012. أمّا على صعيد الميزانيّة المجمّعة، فقد وصل مجموع أصول المصارف السوريّة ذات مساهمات من مصارف لبنانيّة إلى 333.54 مليار ل.س. (5.24 مليار د.أ.) خلال النصف الأوّل من العام 2012 مقارنةً مع 324.30 مليار ل.س. (5.10 مليار د.أ.) خلال الفترة نفسها من العام السابق

Lebanon's Real Estate Sector Report

Credit Libanais Publishes a Research Paper on Lebanon’s Real Estate Sector and its Future Prospects
 
Throughout the second half of the past decade, the Lebanese real estate sector has been living a fairy tale journey with real estate prices rising frantically at a time of a global economic downturn added dramatic crashes in real estate prices regionally and abroad. In addition, the real estate sector was considered as a cash cow for the Lebanese economy, attracting billions of dollars in investments and fueling economic growth. In this context, Foreign Direct Investments (FDIs) to the Lebanese real estate (mainly construction) and residential sectors surged from $1.65 billion in the year 2006 to an estimated $3.47 billion in the year 2010. This rosy picture turned bleak, however, with the onset of the year 2011 and this on the back of a plethora of destabilizing factors including the governmental void during the first half of the year coupled with the strained regional political situation stemming from the Arab Spring, the repercussions of which are still precipitating until today. As a result, demand for real estate property waned (with an average vacancy rate of 51.03% for new apartments across the Beirut, Metn, Baabda, Kesserwen, and Aley regions) with real estate transactions slowing dramatically and prices in general stagnating, halting as such a five-year rapid acceleration spree. Moreover, the exorbitant rise in prices created new shifts in consumer preferences, crowding out middle-income homebuyers of the capital Beirut to its suburbs and towards the more affordable smaller flats. This is further validated by statistics showing that Beirut ranked 8th among 385 cities worldwide in terms of its House Price to Income Ratio, and which measures the ratio of median house prices to median familial disposable incomes expressed as years of income, with an index value of 31.44 years for the year 2012.
On their end, real estate developers, and after starting to feel the pinch of the downturn in the real estate sector, catered for the new preferences of homebuyers by supplying smaller apartments in an endeavor to increase their turnover rates at the expense of slicing their profit margins. This is validated by the increase in the share of newly licensed relatively small residential apartments (area between 100 square meters “sqm” and 150 sqm) from 26.31% of total newly licensed residential apartments in the year 2009 to 37.93% in the year 2010 and 45.98% in the year 2011. On the other hand, the share of newly licensed mid-sized residential apartments (area between 151 sqm and 200 sqm) and newly licensed large residential apartments (area > 200 sqm) fell from 28.37% and 23.15% in the year 2009 to 27.17% and 19.21% in 2010 and 22.79% and 14.13% in the year 2011 respectively.
Residential rental prices failed, however, to mimic the rally in real estate prices during the 2006-2010 period, as customers favor home ownership over rental, amid the availability of various lending products that facilitate home-buying for low to middle-income families. In this perspective, rental yields (annual rent relative to house price) fell from 7.46% in the year 2007 to 3.30% in the year 2010 before notching up to 4.65% in the year 2011 at a time when real estate prices stabilized.
As far as the short-term outlook of the sector is concerned, we expect prices to remain sticky on the downside, hovering more or less around their current levels, with the bargaining power clearly shifting from suppliers to consumers.

بنك الإعتماد اللبناني ينشر تقرير حول القطاع العقاري في لبنان وآفاقه المستقبليّة
سجّل القطاع العقاري اللبناني أداءً مبهراً خلال النصف الثاني من العقد الماضي، مع إرتفاع الأسعار بشكل ملفت و ذلك تزامناً مع تباطؤ الإقتصاد العالمي و تدهور أسعار العقارات إقليميّاً و عالميّاً. وبالإضافة إلى ذلك، شكّل القطاع العقاري قاطرة أساسيّة للإقتصاد اللبناني، مع جذبه إستثمارات خارجيّة بمليارات الدولارات وتحفيزه النموّ الإقتصادي. في هذا السياق إرتفع حجم الإستثمارات الخارجيّة المباشرة في القطاع العقاري من 1.65 مليار د.أ. في العام 2006 إلى حوالي 3.47 مليار د.أ. في العام 2010. إلاّ أنّ بداية العام 2011 شهدت تحوّلاً ملحوظاً في أداء القطاع العقاري و ذلك على أثر مجموعة من العوامل المزعزعة للإستقرار أبرزها الفراغ الحكومي خلال النصف الأول من العام إضافة إلى الوضع السياسي المتوتّر الناجم عن الربيع العربي، و الذي ما زالت تداعياته  تؤثّر على الإقتصاد اللبناني حتى يومنا هذا. نتيجة لذلك، تراجع الطلب على العقارات (مع متوسّط ​​نسبة شغور بلغ 51.03% للشقق الجديدة في مناطق بيروت و المتن و بعبدا و كسروان و عاليه) ترجم من خلال إنخفاض في المعاملات العقاريّة بشكل ملحوظ في حين بقيت الأسعار مستقرّة بشكل عام لتنهي بذلك فورة دامت لمدّة خمس سنوات. علاوة على ذلك، أدّى الإرتفاع الكبير في الأسعار إلى تحوّلات في أذواق المستهلكين الذين اتّجهوا نحو الشقق الصغيرة و المتوسطة الحجم خارج نطاق العاصمة بيروت. في هذا السياق إحتلّت بيروت المرتبة الثامنة من أصل 385 مدينة حول العالم لجهّة متوسّط أسعار المنازل من متوسّط الدخل العائلي و الذي بلغ 31.44 سنة خلال العام 2012.
كما شهد السوق العقاري في لبنان تحولاًَ تدريجيّاً من قبل المطوّرين العقاريين نحو بناء شقق أصغر حجماً تلبيةً لأذواق المستهلكين في ظلّ الغلاء غير المسبوق في الأسعار العقاريّة. و بالتفاصيل، إرتفعت حصّة رخص الشقق الصغيرة الحجم (مساحة ما بين 100 متر مربّع و 150 متر مربّع) من إجمالي رخص الوحدات السكنيّة الجديدة من 26.31% في العام 2009 إلى 37.93% في العام 2010 و45.98% في العام 2011. من ناحية أخرى، تراجعت حصّة رخص الشقق المتوسّطة الحجم (مساحة ما بين 151 متر مربّع و200 متر مربّع) والشقق الكبيرة (مساحة أكبر من 200 متر مربّع) من 28.37% و23.15% في العام 2009 إلى 27.17% و19.21% في العام 2010 و 22.79% و 14.13% في العام 2011 بالتتالي.
و يجدر الذكر بأنّ الإرتفاع الجنوني في أسعار العقارات لم يواكبه أي إرتفاع يذكر في أسعار الإيجارات و ذلك بسبب توفّر مروحة من القروض السكنيّة المخصّصة للعائلات الفقيرة و المتوسّطة الدخل و سلسلة التحفيزات التي أطلقها مصرف لبنان بهدف توظيف السيولة العالية لدى القطاع المصرفي اللبناني. و ينعكس ذلك من خلال إنخفاض مردود الإيجارات (نسبة الإيجار السنوي إلى سعر المنزل)  من 7.46% في العام 2007 إلى 3.30% في العام 2010 قبل أن يرتفع مجدّداً إلى 4.65% في العام 2011 في ظلّ ركود أسعار العقارات.
أمّا بالنسبة  لآفاق القطاع العقاري فإنّنا لا نتوقّع أي هبوط في الأسعار بشكل عام على المدى القريب إلاّ أنّ هامش المفاوضة عند المستهلكين أصبح أقوى الأمر الذي يخوّلهم الحصول على بعض الحسومات.

Lebanon ranks 108th in the World and 2nd in the Region in Press Freedom

Freedom House’s latest report titled “Freedom of The Press 2012: Breakthroughs and Pushback in the Middle East” positioned Lebanon among countries having a partly free press, assigning it a score of 51 for the year 2011, hence occupying the 108th position in terms of press freedom in the world and 2nd place among 19 countries in the Middle East and North Africa region. On a yearly basis, Lebanon preserved the same regional and global ranks it occupied in 2010 at a time when it scored 53 in press freedom.

صنّف تقرير "فريدوم هاوس" المعنون "حريّة الصحافة للعام 2012: إنفراج وإنتكاسة في الشرق الأوسط" لبنان ضمن لائحة الدول التي تتمتّع بصحافة "شبه حرّة". وقد سجّل لبنان نتيجة 51 في العام 2011، ليحتلّ بذلك المرتبة 108 على صعيدٍ عالميٍّ والمرتبة الثانية بين 19 دولة في منطقة الشرق الأوسط وشمال أفريقيا لجهة حريّة الصحافة. أمّا على صعيدٍ سنويٍّ، فقد حافظ لبنان على موقعه إقليميّاً وعالميّاً مقارنةً مع نتائج العام 2010.

Real Estate Sale Transactions up by 21.04% in March 2012

Activity in the real estate sector reversed its downturn in the month of March 2012 with the number of real estate transactions rising by 21.04% to 6,241 up from 5,156 in February. On an cumulative basis, however, the number of real estate transactions fell by 3.39% y-o-y to 16,784 during the first quarter of 2012 in comparison with 17,373 in the first quarter of 2011.

تحسّن أداء القطاع العقاريّ في لبنان خلال شهر آذار من العام 2012 حيث إرتفع عدد المعاملات العقاريّة بنسبة 21.04% إلى 6,241 معاملة مقارنةً مع 5,156 معاملة خلال شهر شباط. أمّا على صعيد سنوي، فقد إنخفض عدد المعاملات العقاريّة بنسبة 3.39% إلى 16,784 مع نهاية الفصل الأوّل من العام 2012 مقارنةً مع 17,373 معاملة عقاريّة سجّلت خلال الفترة نفسها من العام 2011.

IMF Releases April 2012 World Economic Outlook Report

The IMF April 2012 World Economic Outlook report highlighted that the Lebanese economy has grown at a 1.5% rate during the year 2011. The IMF has downwardly revised Lebanon’s economic growth rate for the year 2012 to 3.0% down from 3.5% in its September 2011 World Economic Outlook Update report. Lebanon’s consensus growth remains in line with several regional and international economies.

أشار صندوق النقد الدولي في تقريره حول النظرة المستقبليّة للإقتصاد العالمي والمؤرّخ في نيسان 2012 إلى أنّ الإقتصاد اللبناني قد حقّق نسبة نموّ وصلت إلى 1.5% خلال العام 2010، مع توقّعاتٍ أن تنخفض نسبة النموّ في العام 2012 إلى 3.0%  مقارنةً مع توقّعات نموّ بنسبة 3.5% سابقاً في تقرير النظرة المستقبليّة للإقتصاد العالمي المؤرّخ في أيلول 2011. وتبقى نسب النموّ المرتقبة للإقتصاد اللبناني متماشيةً مع المعدّلات المتوقّعة لعددٍ كبيرٍ من الإقتصادات الإقليميّة والعالميّة.
